Elm Grove

The railway line passing through Trowbridge runs past the site, close to the eastern boundary. A sufficient buffer will be provided in this area. Ecological buffers and the need for dark corridors for bat flight zones need to be respected. Where trees and hedgerows are of significant value they should be retained and appropriate buffers proposed.

A network of pedestrian and cycle routes is proposed within the site, connecting to routes outside the site. Connection is proposed to Whitehorse Business Park, the QEII field, and surrounding residential areas. Key destinations within the scheme, e.g. the allotments, community building and playing fields, are all connected via pedestrian and cycle routes. A section of Drynham Road and Drynham Lane will be turned into a pedestrian and cycle route with no vehicular access.

Development is designed around the floor zone. The small gradient change across the site makes the use of SuDS suitable to act as a rainwater drainage solution.

A Site Distributor Road connects the A363 to Drynham Road, running from the south west to the north east of the site. Houses are proposed off either side of the road, while existing hedgerows and trees define main access points into the site.

Houses are typically designed on 40-50m layouts, with back-to-back gardens so as to achieve good frontage onto the green space and main spine road, providing natural surveillance for public spaces and routes. This plot depth also allows for ecological buffers to be retained and developed at the boundary edges, while allowing for a SuDS drainage strategy.

The majority of the development will be housing which will be well contained by the natural site boundaries. A multi-use community building is located next to the proposed playing fields. There is a hierarchy of roads proposed to make the site legible and easy to navigate.
